Dubai’s $1 Billion Trump International Hotel & Tower Moves Ahead, Completion Set for 2031

Construction of the $1 billion Trump International Hotel & Tower Dubai is advancing, with the 80-storey landmark on Sheikh Zayed Road moving into its next major phase and completion scheduled for December 2031.

Dubai’s luxury property market is set to gain another major addition as work progresses on the Trump International Hotel & Tower Dubai, an approximately 350-metre skyscraper planned at the gateway to Downtown Dubai.

Developed by London-listed luxury property company Dar Global in collaboration with The Trump Organization, the project will combine a five-star hotel, more than 500 luxury residences and an exclusive private members’ club within a single tower.

Dar Global officially lists the development as under construction, with an expected completion date of December 2031.


Construction Moves Into Next Phase

The latest milestone came with the appointment of Gulf Asia Contracting to construct the tower’s podium.

Dar Global announced the contract in August 2026 as enabling works approached completion, describing the appointment as the project’s transition into its next major construction phase.

Dar Global chief executive Ziad El Chaar said the development remained on schedule and that the company was continuing to work with established regional contractors throughout the construction process.

The project had previously awarded its enabling works package to Edrafor Emirates LLC in December 2025.


Nearly 350 Metres and 80 Floors

Trump International Hotel & Tower Dubai is planned to rise approximately 350 metres across 80 floors, making it a significant addition to Dubai’s evolving skyline.

Its location on Sheikh Zayed Road at the entrance to Downtown Dubai will provide direct access to some of the city’s best-known districts and attractions.
The tower is being designed with panoramic views across:

•    Burj Khalifa
•    Downtown Dubai
•    The Arabian Gulf
•    Dubai’s wider skyline
The Trump Organization describes the project as its first and only Trump-branded tower in the Middle East.


More Than 500 Luxury Residences

The project is expected to feature more than 500 residences, according to reporting on the latest construction phase.

Dar Global says the residential offering will include:

•    One-bedroom apartments
•    Two-bedroom apartments
•    Three-bedroom apartments
•    Four-bedroom duplex penthouses

Homes will range from approximately 109 square metres to 722 square metres, with units offering views either toward the sea or Burj Khalifa.

Two signature duplex penthouses will crown the tower, featuring private sky pools and designs inspired by the Trump Tower penthouse on Fifth Avenue in New York.


Five-Star Trump-Branded Hotel

Alongside its private residences, the tower will include a five-star Trump-branded hotel.

The hospitality component is planned to offer luxury rooms and suites, private lounges, fine dining, entertainment and personalised services.

The mixed-use concept means the building will operate simultaneously as a luxury residential address, hotel and private-club destination.


Exclusive Members-Only Club

Another prominent feature will be The Trump, an exclusive members-only private club within the development.

According to Dar Global, membership will be available through an annual fee, with residents receiving priority access.

Planned club facilities include:

•    Signature bar
•    Cigar lounge
•    Golf simulator
•    Spa treatment rooms
•    Meeting facilities
•    Dedicated swimming pool
The concept is intended to combine business, wellness and private social spaces within the development.


One of the World’s Highest Outdoor Pools

Perhaps the tower’s most eye-catching planned amenity is its rooftop infinity pool.

Dar Global markets the residence pool as the highest outdoor infinity pool in the world, while earlier reporting described it as Dubai’s highest outdoor swimming pool.

The rooftop pool will be reserved for residents and offer panoramic views across Dubai.

Other resident-only facilities will include a state-of-the-art gym, owners’ lounge and children’s play area.

As the building is still under development, such record-setting claims will ultimately depend on the tower being completed to its announced specifications and on competing projects at the time of opening.


Project Valued at Around $1 Billion

The development has been widely reported as a $1 billion project, reflecting the scale and ultra-luxury positioning of the tower.

Demand has also been strong.

Dar Global told The National in August that around 80% of available inventory had already been secured, with buyers representing approximately 40 nationalities.

Investors cited by the developer include buyers from markets such as India, Pakistan, the UK, Saudi Arabia, Lebanon, Iraq, Kuwait, Oman, Türkiye, Romania and Russia.


Part of Wider Trump-Branded Expansion

The Dubai tower forms part of a broader expansion of Trump-branded developments across the Middle East.

Dar Global and The Trump Organization are also working together on projects in Saudi Arabia, Oman and Qatar.

The Dubai project itself was officially introduced in April 2025 as the fifth collaboration between Dar Global and The Trump Organization.

The companies are targeting affluent international buyers seeking branded residences, luxury hospitality and exclusive lifestyle amenities.


Dubai’s Luxury Property Market Continues to Expand

The development arrives during continued investment in Dubai’s premium property sector.

Despite periods of geopolitical uncertainty across the wider region, luxury residential projects have continued to attract both domestic and international buyers.

Prime locations, branded residences and ultra-luxury amenities have become increasingly important parts of Dubai’s property landscape.

Trump International Hotel & Tower Dubai will compete within that growing market by combining one of the world’s most recognisable hospitality brands with a highly prominent Sheikh Zayed Road location.


Completion Scheduled for December 2031

Dar Global’s current project information lists December 2031 as the expected completion date.

Before then, the development will progress through several major construction stages following completion of enabling works and commencement of podium construction.

If delivered according to its announced specifications, the approximately 350-metre tower will become one of the most recognisable new additions to the Sheikh Zayed Road and Downtown Dubai skyline.
